2Consider Property Management

Managing a rental property can be time-consuming and stressful, especially when unexpected maintenance or legal issues arise. Keystones Properties offers a comprehensive property management service to handle everything on your behalf — from tenant communications and rent collection to repairs and compliance. Our proactive approach ensures your property is maintained to high standards, your tenants are cared for, and your income remains consistent and hassle-free.

3Preparing your property for tenancy

Presentation is key to attracting quality tenants. We’ll advise you on how to prepare your property to appeal to the widest audience. Whether you choose to let furnished or unfurnished, we recommend providing essential white goods (washing machine, cooker, and fridge freezer). Decluttering and minor cosmetic improvements can significantly enhance appeal. Our experienced team will guide you through every detail to ensure your property meets legal and safety requirements before marketing begins.

4Marketing your property

At Keystones Properties, we use a multi-platform marketing strategy to give your property maximum exposure. Your property will be professionally advertised on Zoopla, OnTheMarket, and SpareRoom, as well as our own website and social media channels. Eye-catching ‘To Let’ boards and our extensive database of pre-qualified tenants further ensure quick results. Our goal is simple — to minimise void periods and secure the best possible tenant for your property.

5Receiving an offer

Once an offer is received, we will contact you immediately with full details of the prospective tenants. We confirm their employment status, number of occupants, proposed move-in date, and tenancy length. You’ll have full control over whether to accept or decline the offer. If you wish to proceed, we will take a holding deposit and begin the referencing process while suspending further viewings.

6Offer agreed

When an offer is accepted, Keystones Properties carries out all necessary checks to protect your interests. This includes Right to Rent verification, credit history checks, employment confirmation, and previous landlord references. We use a trusted, independent referencing agency to ensure tenants meet affordability and reliability criteria. Only once these checks are completed to our satisfaction do we proceed with finalising the tenancy agreement.

After references are approved, tenants are required to pay their first month’s rent and the security deposit. Once funds are received, we prepare the tenancy agreement for electronic or in-person signature. All deposits are registered and protected through MyDeposits, a Government-approved scheme, ensuring compliance and peace of mind for both landlords and tenants.

8Move In Monies taken and agreement signed

On move-in day, our inventory clerk (if instructed) will meet the tenants at the property to conduct the check-in. Meter readings will be recorded, keys handed over, and the property’s condition documented with photos. Tenants receive the inventory to review and sign within 7 days. If Keystones Properties manages the property, we securely retain a spare set of keys for maintenance and inspections.

9Move In Date

For managed properties, we act as your main point of contact for all tenant queries, rent collection, and maintenance issues. Our team arranges repairs promptly through trusted contractors, conducts periodic inspections, and ensures full legal compliance including gas safety, electrical checks, and smoke alarms. Our management service gives you peace of mind and protects the long-term value of your property.
